Utilities:
- Paid by tenant: Electricity-Socorro Electric Coop, and Internet service-as arranged by tenant
- Paid by owner: water, septic, and refuse services
Pets allowed:
- Subject to owner approval- Only pets with good disposition
- Pet deposit or fee- Generally $0 for common household pets. Anything else will be determined on a case by case basis.
- Unfortunately, insurance regulations prohibit some dog breeds
- Other small farm animals will be considered
Qualifying:
- Maximum Occupancy: 6 persons (any age) All adults are required to be parties to the lease
- Documented monthly income of approximately 3 x monthly rent (minimum)
- incomes can be combined - other income situations can be discussed with owner
- Credit report and Rental/Criminal history reviewed through ApplyConnect services, required for all adults. $40 application fee will be paid directly to ApplyConnect. No further application fee will be charged.
- Public records reviewed for evictions, unpaid judgments, criminal and sex offender history
- Good rental history- verifiable from previous address
- 1st and last month's rent, and damage deposit (equal to 1 month's rent) are required at beginning of lease
- Proof of funds to complete lease
Apartment Association of New Mexico application and lease documents will be used
