Income Requirements: Resident Qualifying Criteria We are delighted that you are interested in leasing a home in our apartment community. In order to help you in making your decision, we have listed below the criteria for qualifying as a resident with us. Rental Application - Each applicant over the age of 18 must submit an application to be a lease holder - spouses may submit a joint application. Each applicant will pay a non-refundable application fee - (2) fees are required for joint applications. Application fees are non-refundable. When the application is submitted for review, we will verify source of income, rental history, credit history, criminal history and eviction history. Photo Identification - Each applicant must provide a current, valid government issued photo identification. Income Requirements - The total gross monthly income of all applicants must be 3 times the monthly rent. Monthly income and/or employment must be verifiable. Acceptable proof of income are as follows: most recent paycheck stubs equal to one month's pay, most recent year's tax return, income on bank statements for the most recent bank statement with a minimum 30-day history, job offer or job verification letter on company letterhead or letter from your CPA. Any additional income sources must be verifiable as well. Applicants must have current employment or a minimum of twelve (12) months' income held in reserve and verifiable. Rental/Mortgage History - Applicants need to have a minimum twelve (12) months current positive rental history or mortgage verification. If applicant is a first-time renter, or due to current rental status verification, we may require an additional deposit equivalent to one (1) month's rent. Guarantors (Co-Signers) - Applicants who are full-time students and do not make sufficient income under "Income Requirements", may qualify by having the lease guaranteed by a Guarantor. The Guarantor must have a gross monthly income of at least 4 times the monthly rent and meet all other qualifying criteria. The Guarantor must complete and sign a Lease Guaranty Agreement. Guarantors may be held responsible for the entire rent and other costs, such as damages, for the entire lease term, even if you have roommates. Occupancy Restrictions - The number of occupants may not exceed: Three (3) people in a one bedroom apartment. Five (5) people in a two bedroom apartment. Seven (7) people in a three-bedroom apartment. Denial of Application - Applicant(s) may be denied occupancy for any or several of the following reasons: Falsification of application information by any applicant A poor credit rating is cause for denial of an application (medical bills and student loans will not be included in the parameters of our screening system) An incomplete application by any applicant Insufficient income (total of all applicants) Criminal conviction history of violent, sexual, robbery or burglary crime committed by any applicant or occupants (including persons under 18) who plan to live in rental. Felony convictions, deferred adjudications for felonies and some misdemeanors are automatic denial of the entire application. Please note that this requirement does not constitute a guarantee or representation that residents and/or occupants currently residing in our community have not been convicted of a felony or deferred adjudication for a felony or some misdemeanor. Previous bankruptcies must be discharged, applicant must have two (2) years current positive credit history and we will require an additional deposit equal to one month's rent for any applicant with a discharged bankruptcy Poor rental profile of any applicant's rental history, may include, but not limited to: Non-payment or late payment of rent, Eviction, Drug use or possession, Poor housekeeping, Lease violations, Balance due with rental/mortgage history, Repossessions, Poor rental history, Unruly or destructive behavior by applicant, applicant's occupants or applicant's guests, Violence to person(s) or property by applicant, applicant's occupants or applicant's guests. *We do not discriminate on the basis of race, color, religion, sex, national origin, disability, sexual orientation, gender identity, status as a student, or familial status. I ACKNOWLEDGE THAT I HAD AN OPPORTUNITY TO REVIEW THE PROPERTY'S RENTAL SELECTION CRITERIA, WHICH INCLUDES REASONS WHY MY APPLICATION MAY BE DENIED, SUCH AS CRIMINAL HISTORY, CREDIT HISTORY, CURRENT INCOME AND RENTAL HISTORY. I UNDERSTAND THAT IF I DO NOT MEET THE PROPERTY'S RENTAL SELECTION CRITERIA OR FAIL TO ANSWER ANY QUESTION OR GIVE FALSE INFORMATION, THE PROPERTY MAY REJECT THE APPLICATION, AND RETAIN ALL APPLICATION FEES, ADMINISTRATIVE FEES, AND DEPOSITS AS LIQUIDATED DAMAGES.
